As one of the earliest entrants into the burgeoning Personal Local Authority search market over three decades ago, we have a good understanding of what clients expect.
We are known for our ability to provide fast Personal Searches of the Local Land Charges register. Our aim is to provide searches within 1-3 days or even same day. Our searches include a unique and comprehensive report together with replies to CON 29R and CON29O Enquiries. Rather than delivering an avalanche of data, we aim to keep our searches tailored to your needs by weeding, irrelevant data. In many instances, our searches contains helpful information which falls outside the 'standard search' format. Solicitors 'additional enquiries' are welcomed.
Official Searches
If you prefer, we apply for the official local authority search instead of or as well as the personal search. Results of the search are returned in a single compiled pdf. Although we have no direct control on the local authority delivery time, we actively chase and keep the client informed of a particular delay.

Chancel Repair
A specialist search to establish the existence of chancel repair liability on land or buildings whether residential or commercial.
Chancel repair liability helps the parochial parish council fund the repair of part of the roof of its church. The liability applies only to Church of England/Wales churches and usually only to pre-Reformation churches, sometimes referred to as ‘ancient’ churches.
Chancel repair legislation has been reformed several times and whilst the last legislation introduced by the Land Reform Act 2002 has significantly reduced the instances of liability, circumstances continue to exist where a building or land falls on land with unregistered or registered liability.
By carefully examining tithe maps, records of ascertainments, tithe apportionments, corn rents and other records held at the National Archive our chancel repair liability search is designed to establish if a particular building or piece of land had or continues to have liability for the repair of the parish church.

Land Registry
We obtain office copy entries and plans from the Land Registry. The office copy entries will establish amongst other things, the ownership of the property, the price paid (since January 2000) and whether there are any charges on the property.
Railway, Canal and Mining
We make enquiries of the relevant railway project team regarding proposed and existing railway lines. Our report based on inspection of maps and plans includes details not only of distance of property from a rail line but also if the line is in a cutting or tunnel.
A canal search will establish whether the River Trust has rights on to the land which is the subject of the search for the purpose of repairing or maintaining the canal.
Our Coal mining and Tin mining searches will establish if land is within an area historically associated with mining or if there is a current proposal to commence mining
